|---|
How to use
- Choose your currency and enter the home price, your down payment, the annual interest rate and the loan term.
- Enter your current monthly rent and the rent increase you expect every year.
- Press "Compare buy vs rent" to see the monthly EMI, both totals, the break-even year and a year-by-year table.
- Read the verdict at the bottom — it tells you in plain words which option costs less.
Note: Buying also builds ownership of the home, which is not counted as cash in this comparison. Real loan costs may include fees and insurance on top of EMI.
Frequently Asked Questions (FAQ)
How is the break-even year calculated?
The tool adds your down payment to every EMI you pay each year, and compares that running total with the running total of rent paid, where rent grows by your expected annual increase. The break-even year is the first year the buying total becomes lower than the renting total.
How is monthly EMI calculated?
Monthly EMI equals principal times monthly rate times one plus monthly rate to the power of total months, divided by one plus monthly rate to the power of total months minus one. The tool does this math for you.
Does the comparison count home ownership value?
No. This tool compares cash paid only: down payment plus EMI against total rent. It does not add home price growth, property taxes, maintenance or selling costs.
Is the EMI vs rent calculator free?
Yes, it is free with no signup.
